When your roof is leaking, you need more than someone to find the wet spot and patch over it. You need someone who knows what caused the problem and how to fix it. At Charleston Roofing and Exteriors, someone with hands-on roofing experience manages every roofing project, inspecting the damage, sharing what they find, and determining whether the roof needs repair or replacement.
Our own crews do the work, and we stay accountable from start to finish, serving West Ashley, Charleston, Mount Pleasant, Summerville, Moncks Corner, Johns Island, and the surrounding 40-mile area.
Our local Charleston roofers repair both asphalt shingle and metal roofing, from small leaks and damaged shingles to flashing and other roofing issues.
We find where the water is getting in and determine what it'll take to fix it.
Wind, falling limbs, impact, age, and other damage can compromise individual shingles.
Damaged or failed flashing around walls, chimneys, valleys, and other roof details can let water in.
Cracked or deteriorated boots and seals are common places for water to get through.
If the roof deck is soft or deteriorated, the damaged section needs to be addressed rather than covered up.
Loose, damaged, or improperly sealed components can create openings for water.
Overflow and water getting where it should not can damage the roof edge, fascia, and surrounding areas.

Your project manager brings hands-on roofing experience to every project, helping evaluate the condition of your roof and guide the repair from start to finish. Our own crews then put that plan into action, handling the work with the same attention to detail.
Because the team managing your project understands the work firsthand, you have knowledgeable people involved at every stage. And when the job is finished, we stand behind the work and remain available if you need us.
If there is a stain, active leak, or other sign of water inside the house, we look at where it is showing up and what may be happening above it.
We look beyond the obvious problem and check the surrounding roofing system for damage, failed details, and other conditions that could be contributing to the problem.
We take photos so you can see the condition of your roof for yourself. You’ll know what needs attention, why it matters, and what we recommend doing about it.
If the roof can be repaired, we will explain the repair. If the roof is at the point where replacement makes more sense, we'll explain that too.
A damaged roof doesn’t automatically mean you need a full roof replacement. If the damage is limited and the rest of the roof is in good shape, repair may be the right call.

If the roof is older, the damage is widespread, or you’re already making repair after repair, replacement may make more sense.
We look at the age, condition, extent of the damage, and what’s happening underneath the shingles, then we give you an honest recommendation.

If you only need a repair, we’ll tell you.

If it’s time for a roof replacement, we’ll tell you that too.
If something’s wrong with your roof, don’t guess at the cause. We’ll inspect the roof, find the source of the problem, show you what we found, and explain your options so you can choose the roofing solution that makes the most sense for your home.

Active leaks and storm damage are prioritized. Call us, and we will give you an honest idea of when we can get out to inspect the problem.
No. Roof inspections and estimates are free.
There is no flat price for roof repair because the cause and extent of the damage matter. Replacing a damaged pipe boot is a very different job from repairing water-damaged decking and flashing. We inspect the roof first and give you the price before work begins.
The age and overall condition of the roof are a big part of the answer. We also look at how widespread the damage is, whether the decking is sound, and whether the roof has needed repeated repairs. If a repair makes sense, we’ll recommend a repair rather than selling you an unnecessary replacement.
Yes. We inspect roofs for wind and storm damage and handle the repairs needed to restore the roof. If you have storm damage, we can also document what we find during the inspection.
No. If you already know there is a problem, it is better to have it looked at before the next storm. Water can cause damage underneath the roofing that isn’t visible from the ground.
Absolutely. We’re not concerned with which roofing company installed your roof — we’re concerned with finding out why it’s failing and fixing it properly. We’ll inspect the roofing system, identify the source of the problem, and explain what needs to be done.
If water is coming in, move furniture and belongings away from the area and contain the water if you can do so safely. Don’t get on the roof during a storm or try to handle repairs yourself. Once conditions are safe, give our local roofing service team a call.
In many cases, yes. We’ll look at the existing roofing material, color, style, and the area being repaired to determine the best match available. For asphalt shingles, we’ll match the existing shingles as closely as possible. If an exact match isn’t available because of the roof’s age or discontinued materials, we’ll explain the options before any work begins.
